The order after the first entry reflects how broadly each company fits a typical Las Vegas buyer, not a quality score. Number seven may be the obvious choice for your building and wrong for the one next door.
How We Evaluated These Companies
Las Vegas rewards different things from other markets. These are the ones worth comparing.
Can they work a building that never closes. A great deal of valley property runs continuously, and a contractor whose only model is a single overnight pass cannot service it. What you want is sectioned work: areas released and rotated so nothing is out of use for long, agreed before the contract starts rather than after the first complaint.
Do they understand hard water. Las Vegas tap water runs roughly 16 to 18 grains per gallon. Every gallon used to clean leaves dissolved mineral behind as it dries, so fixtures scale and glass dries with spots and film on it. Both look exactly like poor cleaning and are not. The fix is periodic acidic descaling on a cycle plus a squeegee and dry pass on glass, and a contractor who does not raise this will be blamed for something chemistry is doing.
How they handle grit. Desert dust ground into a floor by traffic behaves like sandpaper, scratching finish and cutting carpet fiber at the entry. The countermeasure is unglamorous: matting long enough to actually capture soil, maintained rather than left saturated, and daily dust mopping before anything wet touches the floor.
Whether they can meet a hospitality standard. Valley buildings sit next to properties inspected to hotel standards, and tenants carry that expectation across. Ask whether the company works hospitality or entertainment property, since those routines transfer.
Exterior work and where the water goes. Valley stormwater runs under a permit issued by the Nevada Division of Environmental Protection, and the storm drain system carries runoff to Lake Mead without treatment. Anything beyond light rinsing has to be contained and recovered. A contractor who cannot describe containment should not be pressure washing your lot.
Service breadth and staffing model. One vendor across janitorial, floors, glass and exterior work means one accountable party. Ask too whether crews are employees or franchisees, a different accountability chain.

Best for: casino-adjacent and hospitality property, and buyers comfortable with a franchise model.
Jani-King publishes a Las Vegas commercial cleaning page listing janitorial, disinfecting and green cleaning alongside specialty work: carpet cleaning, hard surface floors, high dusting, post-construction, pressure washing, stripping and waxing, tile and grout, upholstery and window cleaning. The industries it names are unusually relevant to this valley, covering casinos, entertainment venues, hospitality, restaurants, fitness centers, auto dealerships and places of worship. Work is delivered through its franchise network rather than by directly employed crews, which its site states openly.

The positioning is aimed squarely at mid-sized valley facilities choosing between a national chain and a small local operator.

How to Choose Between Them
Start with release, not with price. The first question in this valley is which parts of your building can be taken out of use and when. If the answer is none, you are buying sectioned daytime work rather than an overnight route, and that reshapes the quote and the shortlist. Ask every contractor how they would section your building before you ask what they charge, because the ones who have done it will describe a rotation and the ones who have not will describe a schedule.
Then decide how many contracts you want to hold. Carpet extraction, hard floor machine work, window cleaning and exterior washing can sit with your janitorial vendor or with separate specialists. One vendor means one accountable party when something is missed. Separate specialists can mean better equipment for the specialty. Neither answer is wrong, but drifting into four vendors by accident is.
Separate the water problems from the cleaning problems. Before you change contractors over spotted glass or dull fixtures, establish whether you are looking at soil or at mineral. Hard water film and grit damage both look like poor cleaning and neither is fixed by cleaning harder. A contractor who explains the difference at the walkthrough is telling you something useful about how they will diagnose the next complaint.
Verify before you sign. Ask for certificates of insurance naming your entity, confirm whether crews are employees or franchisees, and get the scope in writing at task and frequency level. Then call two references with buildings like yours, and ask not whether the cleaning is good but what happened the last time it was not.
