Association property is quoted amenity by amenity, so the walkthrough matters more here than almost anywhere else. We call during business hours to arrange it, and we would rather walk the property with a board member or a manager who knows how the amenities actually get used.

A clubhouse, a fitness room, a mail room and a corridor generate completely different amounts of work per square foot. Pricing the whole property on its total area is the single most common reason an association contract stops fitting within a year.

How association cleaning is priced

By room and by use, not by total square footage. A fitness room residents can reach at any hour needs equipment disinfected daily, because nobody is supervising how it is left. A clubhouse that hosts bookings needs turning around against the calendar rather than on a fixed weekly slot. A mail room mostly needs the floor held and the recycling cleared.

Common restrooms are where most associations under-scope. They take public traffic with no reception filter, in bursts, and consumables run out mid-event rather than mid-week. A base clean plus a checked restock timed against the booking calendar costs relatively little and removes most of the complaints these buildings generate.

Residences are never included. We clean the common and amenity areas the association owns, and the line between the two goes in the written scope so nobody has to guess.
